A new office in 2024

Are you moving offices in 2024? Is your office occupancy low, or is it actually getting too crowded? Do you think you're paying too much for your new office? Plekky gives you answers and tips so you're ready for your new office space in 2024.

In this blog you'll read tips on what to look out for with your new or current office space in 2024, such as the rent, the fit-out and the lease.

Customer case study

We recently published a blog on the average rents per in Amsterdam. A must-read if you're interested in office rents in Amsterdam by district. The median rent for an office space in Amsterdam currently sits at around 265 euros per square metre.

Every year your landlord can increase the rent. This is done based on the ‘consumer price index’ (CPI). Your contract states at which point in the year this happens. That way you're always prepared and can account for it in your budget.

The lease for your office space

Not to be forgotten: the lease for your office space. Not the most fun part, but an important one. There are a number of things to look out for in a lease:

  • Term and termination
  • Rent and payment terms
  • Maintenance, repairs and improvements to the office space
  • Insurance
  • Subletting

Note: pay close attention to when your contract is (automatically) renewed or terminated. Avoid an unpleasant surprise and terminate your current lease in good time!

We recently published a blog that goes into the points above in more detail, which you can read here.

Office fit-out

The office fit-out is evolving along with developments in today's working landscape: working from home and online meetings. In 2024, employees are happy to come to the office for brainstorming sessions, meetings and to work together. This means a more flexible office with 'call booths' and more communal, multifunctional spaces.

Energy costs will rise even further in 2024, partly due to a 19% increase in energy tax on gas. This means it's wise to use energy as efficiently as possible. Avoid 'standby consumption', for example, encourage working from home, insulate your premises better and raise awareness among employees.

Inflation will of course also play a big role in rising costs. That's why it's wise to sublet unused office space to another company or to flexible workers in order to save costs.

Energy label C for your office space

Since 2023, office buildings have been required to have an energy label C. In 2024, municipalities will enforce this more strictly. So check with your landlord whether the office now meets the required energy label — they are the ones responsible for it.

Office occupancy in 2024

Employees' preference for working from home more often and having more online meetings is a trend that emerged (naturally) during the pandemic. We can now safely say it's no longer just a trend, and that this need among employees will certainly still be there in 2024. This means more and more unused space will arise in office buildings.

Companies increasingly choose to sublet this unused space in their office, something we also see among our customers. Especially with rising costs, this is becoming ever more attractive. Plekky can help you sublet surplus office space.
